Iowa City Commercial Real Estate

When you think of Iowa City the first thing that likely comes to mind is the University of Iowa and the Iowa Hawkeyes, but the area has so much more to offer than just an education and sporting events. Yes, it’s home to over 33,000 students each year. Yes, it has one of the best teaching hospital facilities in the country. And yes, it has the Hawkeyes! But what about everything else? What draws people to want to live and work in the Iowa City community?

Some key factors that draw residents and commercial businesses to the area include the tourism industry spurred by the Hawkeyes, area events and festivals, college visitors and the hundreds of thousands of patients getting treatment at the University of Iowa Hospitals and Clinics each year.  Other factors include a cost of living in Iowa City that is considerably lower than the national average, a strong local economy with many area companies paying some of the highest wages in the state, easy commute times to work averaging only 17 minutes, one of the highest ranked public school systems in Iowa and an entrepreneurial culture. 

With such a great community comes an exciting new commercial development for Iowa City citizens and visitors alike.  Over 30 years ago, the idea for Iowa River Landing was born and with the City’s support an old industrial area has been revitalized and a remarkable, 180-acre mixed-use development located on Interstate 80 at Exit 242 (1st Avenue) in Coralville, Iowa has come to realization. Known by the Coralville locals as IRL, this development is home to dozens of local stores and restaurants, offices, museums, an intermodal transportation facility, The University of Iowa Health Care’s medical clinic, and more.  Xtream Arena, a new 5,100 seat multi-purpose facility opened in Fall 2020, acting as a cornerstone of a project totaling $190 million in investment and commercial real estate construction. 

The update of the Interstate 80 and Interstate 380 interchange and new Iowa City and Tiffin exits has also created  a lot of new commercial real estate development interest in Iowa City and the surrounding area. Tiffin is expected to be one of the fastest growing cities in the Iowa City are over the next five years, and work has already begun with the opening of a new Fareway Grocery Store, and several adjacent lots available in this master-planned development. The Tiffin location is great for any commercial real estate retail or office user and will be ahead of the growth and higher rent prices that are sure to come as the area continues to expand. 

From 2000 to 2010 North Liberty was the second fastest growing city in Iowa.  With a population exceeding 18,000, North Liberty was also named the 9th most educated city in the country and the most educated city in the Midwest in 2017 by LendEDU. In addition to being a highly educated, rapidly growing community residents there enjoy having plenty to do. With the nearby Coralville Lake, people can fish, boat, hike, camp and enjoy miles of biking. The area also has a rapidly expanding commercial market and residents can now choose from a variety of shopping and eating options. The new Liberty High School is home to 700 students which is a testament to how many people now call North Liberty their home. 

Iowa City and residents of the surrounding areas enjoy a creative culture that embraces creativity and encourages exploration. Each summer pianos are installed in some of Iowa City’s favorite gathering spots while residents cover trees with knitted tree huggers during the winter months. There are events planned in the downtown area nearly every weekend all summer long, countless miles of bike paths to explore, and there are unique shops to visit everywhere. And you can’t go wrong if you visit one of the several museums located around the area!

Craig received his BSBA in Commercial Real Estate and Construction Management from the University of Denver in 2008.

Craig began his career in commercial real estate in 2008 assisting clients in the retail, office, industrial and multifamily industries. Some of Craig’s clients include Hy-Vee, Ryan Companies US, Inc., University of Iowa Hospitals and Clinics, University of Iowa Community Credit Union, Bank of the West as well as many other local, regional and national tenants and landlords.  Craig has developed over 225,000 square feet of retail, office and apartments properties and has been involved in over $36 Million of commercial real estate transactions since 2014. Since joining Q4 Real Estate in 2017, Craig has been instrumental in the successful representation of many Ahmann Properties including The Depot, The Fountains, Peck’s Landing and Edgewood Town Center.

Craig continues to serve on various boards of directors, both philanthropic and industry specific.

JASON ROGERS

Broker, Q4 Real Estate

Jason is an Investment Property Strategist, Commercial Real Estate Broker, and Capital Fundraiser who works directly with commercial real estate buyers, sellers, landlords, and tenants. He earned his degree from the University of Northern Iowa in Real Estate and Finance. Jason brings 18 years of experience in commercial investment real estate and has represented local investment property owners, multi-million-dollar institutions, and fundraised for partnerships. Jason joined the Q4 Commercial Real Estate team in 2018 and has been busy leasing and selling properties for Ahmann Properties as well as representing other properties in the area markets.

Jason is married with three kids. In his spare time, he likes to spend time with family and friends, enjoys bicycling, hiking and outdoor activities, collecting and shooting guns, attending different Iowa sporting events, movies, and enjoys live shows.
