Cedar Rapids Commercial Real Estate

Cedar Rapids, Iowa’s second largest city, offers something for everyone. It is home to Fortune 500 companies, growing cultural and arts districts and Cedar Rapids is ranked No. 1 in Iowa, and 29th in the country for the “Top 100 Best Places to Live” list by Livability.com.

Since the devastating flood of 2008, the resilient city of Cedar Rapids has taken this unique opportunity to rebuild, restore and redefine the downtown area. The NewBo City Market opened its doors in the fall of 2012, attracting thousands to the area and energizing growth in the area now known as NewBo Village. Additional attractions such as bike trails, bars, restaurants and live music quickly followed, as did new housing options and office spaces. A balanced combination of new commercial real estate construction and restored historic buildings add to the charm of this area. This vibrant area is now known across the state as New Bohemia Arts and Entertainment District, the city’s cultural arts center.

Cedar Rapids Commercial Real Estate - The Depot

Other NewBo areas of interest in Cedar Rapids include The National building. A restored historical building in the heart of NewBo District. The National reinvented itself and is now home to a busy coffee shop, an upscale restaurant and an engineering firm. The second floor of The National is home to the Olympic South Side Theatre, a unique venue for private and corporate events with spectacular views of the front stage, theatre floor and charming neighborhood. Just next door, the owners of The National have constructed a beautiful new four-story mixed-use building with three floors of residential and ground floor commercial space. The NewBo area is prime for people seeking new housing and commercial real estate opportunities. People want to be where the action is!

Also new to this area of Cedar Rapids is The Depot, located next to the NewBo City Market. The Depot is a development with four new buildings offering new residential options with beautiful modern finishes. The main floors of the Depot buildings also offer commercial office or retail real estate space adding to the popular live/work concept of this neighborhood. With all of the new development, amenities, residents, bicyclists and visitors to NewBo Village, this has quickly become one of the Cedar Rapid’s greatest attractions.

Located just across the Cedar River from NewBo Village in Cedar Rapids, the Kingston Village area has undergone a similar commercial real estate revitalization and is now home to the McGrath Amphitheater where each weekend throughout the summer season, live artists attract fun-seeking crowds to the area. Since it’s opening in the fall of 2013, several residential buildings, including Village Lofts and 500 on 1st were built specifically to take advantage of the close proximity to the Amphitheater, and the views of the Cedar River. It’s no surprise that restaurants, boutiques and small commercial office users have also moved to this new area to service those who now live nearby and the thousands who visit.

Growth continues as well in the Cedar Rapid’s Northeast quadrant. The always busy and growing commercial hub of the City continues to expand with addition of The Fountains located at the corner of two of the most traveled streets in the City, Blairs Ferry and Edgewood Roads. This 20-acre, master-planned development began in 2013 and has since grown to include four commercial real estate retail buildings with over 40,000 square foot of leasable space, two 50,000 square foot three-story office buildings with space still remaining for additional development to complete the area. The Fountains is home to commercial businesses such as retail shops, a spa, a salon, several restaurants, small and large office users, a financial institution, an insurance agency and a gym, just to name a few. The Fountains pulls shoppers and employees from all areas of Cedar Rapids due to its convenient location and vast number of offerings.

Single family residential growth in the surrounding areas, the increased traffic and the success and draw of current developments, have spurred additional opportunities. Across the street from The Fountains, Peck’s Landing has just completed its first two multi-tenant commercial real estate buildings. Restaurant, salon, medical clinic, and retail spaces are already open for business with additional space still available for lease. Kwik Star, a new gas station and convenience store, is conveniently located just to the east of the tenant buildings and there is space available for several more planned buildings over the next few years.

The completion of the Highway 100 extension that connects the very busy Highway 100/ Collins Road on the north side of Cedar Rapids to Highway 30 on the south edge of the City, was finished last fall creating additional traffic, convenience and accessibility to a vibrant commercial real estate hub at the intersection of Edgewood Road and Highway 100. A 56-acre development know as Edgewood Town Center has already begun development there. Fleet Farm has a nearly 200,000 square foot retail store open in fall of 2019, bringing with them employment for over 200 people. This large box store is a great win for the northeast side of Cedar Rapids, attracting more businesses that are interested in the remaining land around the site.

Cedar Rapids offers opportunities to live, work and play for all ages and stages of life. It is a City with all of the conveniences, opportunities and amenities of a larger City, with the charm, history and hospitality of a small town.

Craig received his BSBA in Commercial Real Estate and Construction Management from the University of Denver in 2008.

Craig began his career in commercial real estate in 2008 assisting clients in the retail, office, industrial and multifamily industries. Some of Craig’s clients include Hy-Vee, Ryan Companies US, Inc., University of Iowa Hospitals and Clinics, University of Iowa Community Credit Union, Bank of the West as well as many other local, regional and national tenants and landlords.  Craig has developed over 225,000 square feet of retail, office and apartments properties and has been involved in over $36 Million of commercial real estate transactions since 2014. Since joining Q4 Real Estate in 2017, Craig has been instrumental in the successful representation of many Ahmann Properties including The Depot, The Fountains, Peck’s Landing and Edgewood Town Center.

Craig continues to serve on various boards of directors, both philanthropic and industry specific.

JASON ROGERS

Broker, Q4 Real Estate

Jason is an Investment Property Strategist, Commercial Real Estate Broker, and Capital Fundraiser who works directly with commercial real estate buyers, sellers, landlords, and tenants. He earned his degree from the University of Northern Iowa in Real Estate and Finance. Jason brings 18 years of experience in commercial investment real estate and has represented local investment property owners, multi-million-dollar institutions, and fundraised for partnerships. Jason joined the Q4 Commercial Real Estate team in 2018 and has been busy leasing and selling properties for Ahmann Properties as well as representing other properties in the area markets.

Jason is married with three kids. In his spare time, he likes to spend time with family and friends, enjoys bicycling, hiking and outdoor activities, collecting and shooting guns, attending different Iowa sporting events, movies, and enjoys live shows.
